The established high-build base coat — excellent adhesion, excellent film thickness, and one significant weakness.
Epoxy is a base coat, not a finish
Epoxy has been the backbone of concrete floor coating for decades, and it still is — but in a modern residential system it is usually the layer you never see. Its strengths are adhesion and film build: a high-solids epoxy bonds aggressively to a properly profiled slab and can be laid thick enough to level minor surface variation. Its weakness is ultraviolet light.
What high-solids means
Solids content is the proportion of the mixed product that remains as film once solvents and water have flashed off. A 100% solids epoxy leaves essentially everything behind, producing a thick, durable layer in a single application. The water-based epoxies sold in consumer kits have far lower solids content, which is the main reason a two-coat DIY kit ends up a fraction of the thickness of a professional base coat.
The UV problem, and how it is solved
Exposed to sunlight, epoxy ambers — a yellow-brown shift most visible on light greys and whites. Nothing structural is wrong with the floor, but it looks aged. The standard remedy is not to abandon epoxy but to cover it: a UV-stable polyaspartic or polyurethane topcoat takes the sunlight, and the epoxy underneath does the job it is good at.
Where straight epoxy still makes sense
- Interior spaces with little or no direct sunlight — basements, workshops, utility rooms, storage areas.
- Slabs needing meaningful film build to smooth out surface variation.
- Projects where budget matters more than the fastest possible turnaround.

DIY kits and professional epoxy are not the same product.
Consumer kits are typically low-solids, applied over an acid-etched rather than ground slab, at a fraction of professional film thickness. That combination is the usual explanation behind hot tire pickup and peeling within a year or two.

What is hot tire pickup?
Hot tire pickup is when warm tyres soften a coating and lift it off the slab, leaving patches shaped like tyre treads. It is the common failure mode of hardware-store DIY kits and thin water-based epoxies. Properly prepared, fully bonded professional systems — particularly polyurea and polyaspartic — are formulated to resist it. Preparation matters as much as the product: a coating that never bonded properly will fail regardless of what it is made of.
Will the colour fade in sunlight?
Standard epoxy is not UV stable and can amber or yellow where sunlight reaches it — typically the strip just inside an open garage door. Polyaspartic and polyurea topcoats are UV stable and hold their colour, which is why most modern systems use epoxy or polyurea as a base coat and a polyaspartic topcoat over it.
Can a coating be applied over an existing coating?
Sometimes, but it is not the default. An existing coating that is sound and well bonded can occasionally be abraded and recoated. A peeling, flaking or unknown coating normally has to be mechanically removed back to bare concrete, which adds significant labour. An installer should test adhesion before quoting a recoat.
