Every figure below is a published industry or regional range, cited so you can sanity-check a quote. None of it is a quotation, and no price here is offered or guaranteed. Actual cost depends on your slab, and any honest installer will insist on seeing it first.
The headline numbers
Published cost guidance for professionally installed garage floor coatings in the Charlotte area generally lands between $3 and $12 per square foot, with a standard two-car garage commonly cited in the $1,460 to $5,840 range. The spread is wide because it is driven far more by slab condition and system specification than by floor area.

What actually moves the price
1. Slab condition — the biggest single variable
A clean, sound, dry slab is the cheapest possible starting point. Cracks, pits, spalling, oil saturation or an old failing coating all add labour before any product goes down. Published guidance puts crack and spall repair at roughly $1 to $5 per square foot on top of the coating itself.
2. Removing an existing coating
Grinding off a failed coating is slow, dusty work and it is charged for. If you have an old DIY epoxy that is peeling, expect it to be the largest line item on the quote after the coating system.
3. System specification
Solid colour is cheapest, partial broadcast sits in the middle, full broadcast to refusal with a double polyaspartic topcoat is the top of the residential range. Metallic and decorative finishes sit above that again.
4. Moisture mitigation
If moisture testing calls for a vapour-barrier primer, that is an extra material and an extra day. It is also not optional — skipping it is how a floor fails in year two.
5. Preparation method
Diamond grinding or shot blasting costs more than acid etching, and it is the professional standard. A quote well below the rest of the market is very often a quote that has substituted etching for grinding.

Questions that make quotes comparable
- How is the slab being prepared — diamond grinding, shot blasting or acid etching?
- Is crack and spall repair included, or added later once work starts?
- Will a moisture test be performed, and what happens if it fails?
- What is the base coat, and what is the topcoat? Name both products.
- How many topcoats?
- Full broadcast to refusal, or a partial scatter?
- Total system thickness in mils?
- What is the written warranty, what voids it, and who honours it?
- When can foot traffic and vehicle traffic return?
- Is the crew employed or subcontracted?
A cheap quote is not always a bad quote.
But a cheap quote with acid etching, no moisture test, a single thin topcoat and a vague warranty is a predictable one. Get the answers to the ten questions above in writing and the real price difference between two bids usually becomes obvious.
DIY kits
Consumer kits run a few hundred dollars for a two-car garage and are genuinely cheaper. They are also low-solids, usually applied over an etched rather than ground slab, and a fraction of professional film thickness. For a lightly used floor in a shaded garage they can look good for a while. Under hot tyres on a daily-driven car, hot tire pickup within a year or two is a common outcome — and removing a failed kit costs more than the kit saved.
