What a properly executed installation involves — and what to have ready before you ask anyone for a price.

The installation process, stage by stage
Whoever ends up doing the work, a properly executed residential coating follows the same sequence. Knowing it makes it much easier to tell a thorough quote from a thin one.
Stage 1 — Assessment and moisture testing
The slab is inspected for cracks, spalling, oil saturation, previous coatings and surface hardness. A moisture test establishes whether vapour is moving up through the concrete. In the Carolinas this matters, particularly below grade and on older slabs poured without a vapour barrier. The results determine the specification, so an estimate given without seeing the slab is a guess.
Stage 2 — Clearing and masking
The space is emptied, walls and door tracks are masked, and dust containment is set up. Grinding produces a very large volume of fine silica dust, which is why professional crews use vacuum-shrouded equipment rather than open grinders.
Stage 3 — Mechanical profiling
Diamond grinding or shot blasting opens the concrete surface to a specified profile so the coating can key into it. This is the stage that most determines how long the floor lasts, and it is the stage most often shortcut. Acid etching is the cheap substitute and produces a less consistent, less reliable profile.
Stage 4 — Repairs
Cracks are chased out and filled, pits and spalled edges are patched, and control joints are treated according to the specification. Repairs are ground flush once cured so nothing telegraphs through the finish.
Stage 5 — Base coat and flake broadcast
The pigmented base coat is applied, and vinyl flake is broadcast into it while it is still wet — either to refusal for full coverage or scattered for a lighter look. Timing is tight, especially with fast-cure chemistry.
Stage 6 — Scrape, vacuum, topcoat
Once the base has cured, loose flake is scraped back and vacuumed so the surface is smooth, then one or two clear topcoats are applied. Anti-skid additive is mixed into the final coat where required.
Stage 7 — Cure and return to service
Light foot traffic usually returns within hours on a polyaspartic system and the following day on epoxy. Vehicles wait longer — commonly around 24 hours for polyaspartic and 24 to 72 hours for epoxy. Full chemical cure takes longer still, so aggressive cleaning should wait about a week.
What to have ready before requesting an estimate
- Approximate dimensions, or the number of cars the space holds.
- Whether there is an existing coating, and whether it is peeling.
- Whether you have seen cracking, pitting or flaking of the concrete.
- Whether the slab ever feels damp, or shows white powdery deposits.
- Your rough timeframe.
