How long does a garage floor coating take to install?

Most residential garage coating systems are installed in one to two days. Polyaspartic and polyurea systems cure quickly enough that a single-day installation is common; standard epoxy systems usually need an overnight cure between coats. Surface preparation is the part that varies most — a slab with cracks, spalling or an old failing coating takes longer to prepare.

When can I drive on a newly coated floor?

Published guidance for polyaspartic and polyurea systems is typically light foot traffic after several hours and vehicle traffic after roughly 24 hours. Standard epoxy usually needs longer — often 24 to 72 hours before vehicles. Cure times shift with temperature and humidity, which matters in Charlotte summers. Always follow the timeline the installing contractor gives you for the specific product used.

What is hot tire pickup?

Hot tire pickup is when warm tyres soften a coating and lift it off the slab, leaving patches shaped like tyre treads. It is the common failure mode of hardware-store DIY kits and thin water-based epoxies. Properly prepared, fully bonded professional systems — particularly polyurea and polyaspartic — are formulated to resist it. Preparation matters as much as the product: a coating that never bonded properly will fail regardless of what it is made of.

Do I need to fix cracks before coating?

Yes. Cracks, pits and spalled areas are repaired as part of surface preparation, usually with a polymer or epoxy patching compound that is ground flush once cured. Coating over an unrepaired crack telegraphs the crack through the finish and creates a weak point. Expect crack and spall repair to add to the project cost — published figures commonly cite an additional $1 to $5 per square foot depending on severity.

Will the colour fade in sunlight?

Standard epoxy is not UV stable and can amber or yellow where sunlight reaches it — typically the strip just inside an open garage door. Polyaspartic and polyurea topcoats are UV stable and hold their colour, which is why most modern systems use epoxy or polyurea as a base coat and a polyaspartic topcoat over it.

How do I maintain a coated floor?

Sweep or dust-mop regularly and rinse or damp-mop with a pH-neutral cleaner. Avoid citrus or pine-based cleaners and undiluted degreasers, which can dull the finish over time. Wipe up battery acid, brake fluid and fuel promptly. Place a mat under a vehicle that is frequently jacked up, and use plywood under jack stands or floor jacks to spread point loads.

How long should a professionally installed coating last?

Published industry ranges put standard epoxy at roughly 5 to 10 years in a residential garage, and polyurea and polyaspartic systems at 15 years or more. Real-world life depends heavily on slab preparation, moisture conditions under the slab, coating thickness and how the space is used. Any specific durability guarantee should come in writing from the installing contractor.

What is a flake system?

A flake — or chip — system broadcasts coloured vinyl chips into a wet base coat, then locks them in under one or more clear topcoats. Flake does three useful things: it adds texture and slip resistance, it hides minor slab imperfections and future dust, and it gives the floor its colour and character. Blends are chosen from a chart; full-broadcast coverage uses considerably more flake than a light scatter and costs more.

Can a coating be applied over an existing coating?

Sometimes, but it is not the default. An existing coating that is sound and well bonded can occasionally be abraded and recoated. A peeling, flaking or unknown coating normally has to be mechanically removed back to bare concrete, which adds significant labour. An installer should test adhesion before quoting a recoat.

Does new concrete need to cure before coating?

Yes. New slabs are normally left to cure for around 28 days before a coating is applied, so that most of the free moisture has left the concrete. Coating too early traps moisture vapour under the film and is a common cause of bubbling and delamination.

What about moisture coming up through the slab?

Moisture vapour transmission is a genuine risk in the Carolinas, particularly for slabs poured without a vapour barrier or in below-grade spaces. It is assessed with a moisture test before coating. Where levels are high, a moisture-mitigating primer or vapour-barrier base coat is used. Skipping this step is one of the more expensive mistakes in the trade, because the failure appears months later.

Is grinding really necessary, or can the floor just be acid-etched?

Mechanical preparation — diamond grinding or shot blasting — is the accepted professional standard. It opens the concrete profile so the coating can key into it. Acid etching is cheaper and faster but produces a less consistent profile and is widely regarded as inadequate for high-build professional systems. If a quote is unusually low, preparation method is the first thing to ask about.
