What a professional garage coating system actually is

A modern garage floor coating is not paint. It is a bonded, multi-layer system: the slab is mechanically profiled, defects are repaired, a high-build base coat is applied, vinyl flake is broadcast into it while wet, and one or two clear topcoats lock everything down. The result is a continuous, non-porous surface chemically bonded to the concrete underneath.

That layered construction is why professional systems behave so differently from a hardware-store kit. The kit is a thin film sitting on top of an unopened slab. The professional system is anchored into a profiled surface and measured in mils of build, not coats.

Full broadcast or partial broadcast

Broadcast density is a real cost and appearance decision, and it is worth understanding before you compare quotes.

  • Full broadcast (to refusal) — flake is thrown until the base coat will hold no more. Complete colour coverage, maximum texture, the most forgiving of slab imperfections, and the most material.
  • Partial broadcast — a lighter scatter over a visible base colour. Cleaner and more contemporary, less texture, and less tolerant of a slab with visible patching.
  • Solid colour, no flake — least expensive, shows every imperfection and every speck of dust, and offers the least slip resistance.

Comparing two quotes that look far apart?

Check three things before assuming one is overpriced: how the slab is being prepared (grinding versus etching), the broadcast density, and how many topcoats are included. Those three variables explain most price gaps in this trade.

What the finished floor is like to live with

The practical differences show up in ordinary use. Dust stops. A dropped spanner does not chip the surface. Road salt rinses off in spring instead of etching in. A dust mop replaces a stiff broom, and the space is bright enough that the overhead light actually reaches the corners.

The limits are worth knowing too. No coating is scratch-proof — dragging steel shelving will mark it. Point loads from jack stands should be spread with plywood. And a coating cannot fix a structurally failing slab; it can only cover a sound one.

How long does a garage floor coating take to install?

Most residential garage coating systems are installed in one to two days. Polyaspartic and polyurea systems cure quickly enough that a single-day installation is common; standard epoxy systems usually need an overnight cure between coats. Surface preparation is the part that varies most — a slab with cracks, spalling or an old failing coating takes longer to prepare.

What is hot tire pickup?

Hot tire pickup is when warm tyres soften a coating and lift it off the slab, leaving patches shaped like tyre treads. It is the common failure mode of hardware-store DIY kits and thin water-based epoxies. Properly prepared, fully bonded professional systems — particularly polyurea and polyaspartic — are formulated to resist it. Preparation matters as much as the product: a coating that never bonded properly will fail regardless of what it is made of.

What is a flake system?

A flake — or chip — system broadcasts coloured vinyl chips into a wet base coat, then locks them in under one or more clear topcoats. Flake does three useful things: it adds texture and slip resistance, it hides minor slab imperfections and future dust, and it gives the floor its colour and character. Blends are chosen from a chart; full-broadcast coverage uses considerably more flake than a light scatter and costs more.

Is grinding really necessary, or can the floor just be acid-etched?

Mechanical preparation — diamond grinding or shot blasting — is the accepted professional standard. It opens the concrete profile so the coating can key into it. Acid etching is cheaper and faster but produces a less consistent profile and is widely regarded as inadequate for high-build professional systems. If a quote is unusually low, preparation method is the first thing to ask about.
